Role Overview & Responsibilities

Job title: Maintenance Operative
Location: London - covering East London, Wembley and Wood Green
Salary: £15 per hour
Contract: Full time permanent

YOU MUST HOLD A DRIVING LICENCE FOR THIS ROLE AS REQUIRES TRAVEL AROUND LONDON.

Main Responsibilities:
  • Under take all routine maintenance tasks and minor general repairs as requested by the Estates Manager/ Registered Manager/ project managers
  • To check and complete the maintenance log book in each office with a weekly list of jobs and sign off on completion
  • Complete routine check of fire doors security doors and window restrictors. This should be documented in the appropriate files.
  • Assist staff with any furniture moving as requested.
  • Purchase and collection of consumables control of maintenance stock.
  • Ensure supply matched paint and undertake running repairs of scuffed paintwork including a rolling maintenance rota for the coming years with an estimated budget and report to the Estates Manager to discuss the budget by May yearly
  • Change light bulbs and clean shades as required
  • Report to the Estates Manager if a particular job falls outside the training/skill set of the post holder and liaise with trades and contractors working on the sites.
  • It is the responsibility of each staff member to report any hazards or potential hazards that can affect health and safety of resident’s staff and visitors to the person in charge.
  • Able to be called upon during out of normal working hours when required in an emergency only.
  • Keep and be responsible for all money records pertaining to maintenance and complete a monthly return of the money to the Estates Manager by 2nd of each month.
